The real estate market in Kitchener, Waterloo and surrounding townships enjoyed its busiest April in years – but despite that, activity levels remain slightly below historical averages.

According to the Kitchener-Waterloo Association of Realtors, 539 properties were sold in the twin cities in April – and an additional 236 in Wellesley, Wilmot and Woolwich townships.

The figure for the cities represents the most homes sold in April since 2008, and 11.4 per cent more than changed hands in 2014.

Year-to-date, the cities have seen a 7.3 per cent increase over 2014 but a 4.1 per cent drop compared to the five-year average.

When factoring in the townships, home sales are trending 8.4 per cent ahead of where they were in 2014, but 0.7 per cent lower than the five-year average.

“We’re seeing sales activity that is fairly steady and consistent … which speaks to the stability of the market,” KWAR president Mark Wolle said in a press release.

The median sale price in April was $320,000 in Kitchener-Waterloo, or $325,000 when factoring in the townships.

In Kitchener, Waterloo, Wellesley, Wilmot and Woolwich, a total of 2,124 homes changed hands between Jan. 1 and April 30.
